In 2026, 35% of North Hills buyers come to me with a hard requirement: two dedicated home offices. That's not a preference — it's a deal-breaker. If you're in that camp, you need a sharper evaluation process than most buyer guides provide. This is it.

## Why Is the Home Office Requirement So Common in North Hills Right Now?

The hybrid work model solidified after 2022, and dual-income households with two remote workers are now the dominant buyer profile in Wexford, Marshall Township, and Franklin Park. When both partners need uninterrupted call hours — and often separate time zones if one partner is at a company with national or global offices — a single study doesn't cut it.

North Hills suburbs actually accommodate this better than most markets. Wexford and Marshall Township homes built after 2000 frequently include a first-floor study or library plus a finished bonus room above the garage. That's your two-office layout. Older homes in McCandless or Ross Township may require more creative assessment — finished basements, converted formal dining rooms, or detached garage conversions.

The challenge: most MLS listings don't call these rooms "offices." You're searching for rooms that work as offices. That distinction drives the evaluation process below.

## What Makes a Room Actually Work as a Dedicated Office?

I walk buyers through four functional tests during every showing for home-office candidates:

- **Door closure:** Can the door close and stay closed without noise bleed? Open-plan lofts and bonus rooms above two-story living areas fail this test consistently.
- **Natural light and window orientation:** South or west-facing windows create glare problems on screens by mid-afternoon. North-facing rooms are underrated for office use — consistent, diffused light all day.
- **Electrical capacity:** A real home office needs at minimum two dedicated 20-amp circuits. Older homes with a single outlet per wall will require panel upgrades for dual-monitor and docking station setups.
- **Internet infrastructure:** Ask sellers whether the home has ethernet runs or a mesh Wi-Fi system with dedicated node placement. In newer Wexford and Marshall Twp construction, Cat6 runs are increasingly standard. In resale homes, this is negotiable as a seller concession.

## How Do You Score a Home on Dual-Office Readiness Before Making an Offer?

I use a simple 10-point pre-offer scorecard with my buyer clients:

- (2 pts) Two rooms with closeable doors that aren't bedrooms in active use
- (2 pts) Both rooms have adequate natural light without severe afternoon glare
- (2 pts) Panel capacity and outlet placement adequate for modern workstation setup
- (2 pts) Internet infrastructure present or easily added (ethernet or mesh node placement)
- (1 pt) Acoustic separation from main living areas (kitchen, TV room, playroom)
- (1 pt) HVAC zoning allows independent temperature control in office rooms

Homes scoring 8-10 are move-in ready for dual-office use. Homes scoring 5-7 are viable with post-close investment — budget $3,000–$8,000 for electrical and network upgrades. Homes below 5 require significant structural work or layout changes; I advise clients to move on unless the price reflects the conversion cost.

## Which North Hills Communities Score Best for Dual-Office Layouts?

Based on inventory patterns I've tracked through 2025 and into 2026:

- **Marshall Township and Wexford (Pine-Richland SD):** Highest concentration of 2000s-era colonials with first-floor study + bonus room layouts. Also the most competitive — dual-office homes get multiple offers in spring.
- **Franklin Park (North Allegheny SD):** Strong inventory of larger homes with library/study rooms; slightly older construction means more electrical upgrade work, but the room count is there.
- **McCandless (North Allegheny SD):** Mix of ranch-styles (harder for dual office) and newer construction colonials (better). Price point is lower than Wexford, which helps offset upgrade costs.
- **Hampton Township (Hampton SD):** Solid inventory of 4BR+ homes with bonus rooms; good option if Pine-Richland or North Allegheny SD isn't a priority.

## Execution Strategy for Active Buyers

If home office is a hard requirement, pre-qualify your search before scheduling tours. Filter for homes with 5+ bedrooms or explicit study/library/bonus room in the listing remarks. Ask your agent (me, if we're working together) to filter MLS by square footage thresholds — in North Hills, homes above 3,000 sq ft almost always have a dual-office-capable layout.

During tour season, schedule your showings on Saturday mornings. The light conditions at 10am give you the most accurate read on natural light in both north- and south-facing rooms. Afternoon tours in west-facing rooms can be deceiving — rooms that feel bright at 4pm in October are miserable at 2pm in July.

Finally: if you find the right layout but the internet infrastructure is subpar, this is one of the most negotiable seller concessions in 2026\. A $2,000 seller credit toward ethernet installation is a reasonable ask on any offer above $500K in this market.
