Most real estate advice treats the calendar year as irrelevant. In North Hills, it isn't. The difference between a Q4 listing and a Q1 listing, or a November offer vs. a March offer, can move the outcome by tens of thousands of dollars. Here's how I position buyers and sellers differently in the final quarter.

## What Does “Year-End” Actually Mean for North Hills Sellers?

For sellers, there are two rational choices in Q4: list by October 15 to capture the last wave of fall buyers, or wait until February to catch the spring ramp. The November-January window is the worst time to list for most North Hills sellers — foot traffic drops, showings slow, and days-on-market accumulate quickly.

That said, there's a meaningful exception: luxury listings in the $900K–$2M range that target January executive relocators. Corporate relo buyers starting new positions in January or February are under timeline pressure — they will pay close to ask because they can't wait for spring inventory. If your home is in that tier and is fully staged and show-ready, a December listing targeting relo buyers is a legitimate strategy.

The other seller consideration is tax year. Sellers who close before December 31 can capture the $250K/$500K capital gains exclusion in the current tax year — which matters materially for sellers who have owned for 2–5 years and have significant appreciation. This creates real seller motivation in October and November that buyers should understand and use.

## How Does Buyer Leverage Shift in Q4 North Hills?

Historically, Q4 North Hills list-to-sale ratios drop to 96–98% versus 99–101% in spring. That difference is roughly $12,000–$24,000 on a $600K home. The leverage shift is real and consistent — it's not a fluke of any single year.

December buyers specifically are the most motivated buyer pool of the year. They're not casually browsing — they have a reason to be out in the cold looking at houses. Sellers know this too, and serious sellers who didn't sell in the fall treat December buyers with respect.

The flip side: inventory is thinner. You're competing with fewer buyers, but also choosing from fewer homes. My advice to Q4 buyers is to widen the geographic search radius by one community before narrowing criteria. If you've been searching only in Wexford, expand to Marshall Township or Franklin Park for Q4\. The quality of the deal often outweighs the specificity of the address.

## What Should Buyers Know About Expired and Re-Listed Properties?

January is the month of re-lists in North Hills. Homes that sat through summer and fall without selling come back to market with adjusted prices. These are legitimate targets — sellers who have absorbed 90–180 days on market have been through the psychological stages of pricing denial and are ready to deal.

The strategy: identify homes that expired in the fall and watch MLS for their January re-list. Expired listings are a matter of public record. If you're working with me, I maintain a watch list of fall expirations in the corridors my clients are targeting so we can approach with a market-informed offer the day they re-list — before the next wave of buyers realizes the property is back.

Browse current inventory and monitor new listings at our [North Allegheny SD active listings page](https://teamthurber.com/homes-for-sale/wexford/north-allegheny/). Cross-reference with the [Franklin Park neighborhood guide](https://teamthurber.com/neighborhoods/franklin-park/) to understand which communities tend to produce re-list activity in January.

## What Are the Closing Calendar Pitfalls in Q4?

One practical warning I give every Q4 buyer: avoid targeting a closing in the last week of December. Title companies run with reduced staff between Christmas and New Year's, and delays are common — especially on wire transfers and lien release processing. A closing that slips from December 28 to January 4 crosses a tax year boundary that neither party wanted to cross.

Target closes in the first three weeks of December or plan for January. If the seller has a tax-year motivation to close before December 31, they will negotiate on price to make that happen — but build buffer into the timeline.

## Execution Strategy for Active Buyers

Enter Q4 with a pre-approval letter dated within 60 days, a clear community priority list, and a criteria hierarchy that distinguishes must-haves from nice-to-haves. The buyers who win in Q4 are decisive — when a motivated seller surfaces, hesitation costs you the deal to the next buyer who moves quickly.

If you're a seller weighing October vs. February: run the numbers on your carrying cost for the winter. For most North Hills sellers, holding through winter costs $3,000– $6,000 per month in mortgage, taxes, insurance, and utilities. A spring premium rarely recovers that fully unless the market meaningfully shifts upward.
