The seller needed a number the market would not support as-is. Most agents would have pushed for a price reduction. We pushed for a renovation. We coordinated a targeted pre-listing upgrade — materials, sequencing, contractor access — while running a sustained marketing campaign so qualified buyers were already watching when the home hit MLS. The combination shifted the conversation from “what's wrong with it” to “when can I tour.” Negotiation from that position produced a $1.35M net — above the number the seller originally needed.
Outcome: Pre-listing renovation + sustained campaign + negotiation → seller net exceeded target.
